I want to start a self-storage facility... What should I expect?

So, I have some land (~1.5 acres) that is zoned C3 (which includes C2 and C1 zoning, see page 40) in Clinton County Ohio, about 800 yards from a major interstate (I-71). I have already gotten everything approved from the county to setup a storage facility and plan to do it in phases, starting with an area of outdoor boat and RV storage. This area is the cheapest upfront cost that could realize returns as well as required before any other area can be started because it doubles as a storm water retaining pond (hence the boat storage, haha). So I guess that I want to know is the types of overheads and other associated costs that someone who's never owned a business should be aware of.
